The latest data shows the average UK asking price is now £368,019, virtually unchanged from January (down just £12). Now let’s bring this closer to home. The average house price in York is now £343,978, which represents a 1.1% increase year-on-year. That’s steady, sustainable growth, not dramatic spikes, but positive movement. However, the average time to find a buyer in York is now 86 days, which is 9 days longer than this time last year. That increase tells us something important. Buyers are active, but they are careful. And they have choice!

It’s not “coming home”, which is all I am going to say on that, and now that the General Election has concluded, perhaps we can all get on and enjoy the summer…. Oh wait, we have already had our one-day allocation of sunshine! Sometimes it can be difficult to see the light at the end of the tunnel with the endless negative media on a plethora of topics, but let me remind you we still have the Bank of England rate review on 1st August. This is sure to bring some positive news, isn’t it?!? And we have the Paris Olympics to look forward to!

Listing your property, for sale, at least 6 months in advance of any deadline you need to achieve will help keep stress levels as low as possible when planning a move.
