Landlord Fees

We offer both a Full Management Service and a Letting Only Service. For both, we market your property as well as carry out viewings and draw up agreements.

For the fully managed service, we take on the extra work required, we are your tenant’s first contact and will also complete regular visits to your property, safety checks, inventories and tenancy renewals.

Letting only: £540 inc. VAT (£450 + VAT)

Full Management Service: Initial set up £240 Inc. VAT (£200+VAT) plus 15.6% Inc. VAT (13% + VAT) of monthly rent

Additional services available:

Check In service (already included in Full Management Service): £312 Inc. VAT (£260 + VAT) per property

  • Prepare a comprehensive Inventory and Schedule of condition – Including photographs
  • Attend the property with the tenant to agree the inventory and hand over the keys
  • Protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Checkout Service (already included in Full Management Service): £288 Inc.VAT (£240 + VAT) per property (only available if Indigo Greens have conducted the “Check In”)

  • Agree with tenant check out date and time appointment
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication

Caretaking fee (vacant property): £36 per month Inc. VAT (£30 per month + VAT)

  • Key holding
  • Regular property visits to ensure the property is aired and heating is switched on during winter months
  • Reporting back potential issues to the landlord
  • Flexibility depending upon the landlord/ insurance requirements

HMO Caretaking fee (During a tenancy organised by Indigo Greens on separate AST’s): £120 Inc. VAT (£100 + VAT per month)

  • Maintaining the gardens (In line with the season)
  • Regular external Window cleaning
  • Regular communal area cleaning
  • Regular checks/ reporting of communal areas

EPC - £90 Inc. VAT (£75 + VAT)

  • Arrangement of EPC
  • EPC certification

PROFESSIONAL PHOTOGRAPHS - £90 Inc. VAT (£75 + VAT)

PROFESSIONAL PHOTOGRAPHS AND FLOOR PLAN - £120 Inc. VAT (£100 + VAT)

PROFESSIONAL PHOTOGRAPHS, EPC AND FLOOR PLAN - £150 Inc. VAT (£125 + VAT)

Terminating contract with agent, admin costs: £54 Inc. VAT (£45 + VAT)
